INSTRUCTIONS FOR APPLICATION:

2.) Completely fill out the application, front and back, and MAKE SURE TO SIGN IT. Bring the completed application with you to your appointment with the manager. (please note that each adult applicant, 18 years of age and older, must completely fill out and sign an application. We require applications on ALL adult occupants.)

3.) Have a recent pay-stub or other documentation proving income available for the manager to view as verification. (please
note that we require the
combined, verifiable gross monthly income of all applicants to be at least
THREE times the monthly rent to be considered for an apartment.
4.) Have your drivers license or other photo identification card available for the manager to view as verification. (please note that we require each adult applicant to provide us with their picture identification so that we may verify identity.)
5.) We charge $20 per applicant for our credit, eviction, and rental history check fee. (please note that payment of the $20 credit check fee should be in the form of money order, cashiers check or bank check.)

6.) In addition to submitting your application & credit check monies, you may also wish to place a deposit on the unit to "hold" it. Putting down the deposit in conjunction with signing a form called an "Offer to Rent" allows you the luxury of knowing you will get the apartment, provided you are approved. The Offer to Rent form indicates you will definitely rent the apartment if, after we do all necessary screening, we approve you. If you would like to place a DEPOSIT on the apartment to hold it, please print out the following OFFER TO RENT form and bring it with you along with the full deposit amount to your appointment with the manager. (please note that payment of the deposit must be in the form of money order, cashiers check or bank check, only. The Offer to Rent requires you have a date you will move into the apartment, the address of the apartment you wish to rent, and requires other information as well. Because of this, you'll need to get with the manager in order to enter all the required information.)

7.) Make an appointment with the manager and bring all forms, payment and documentation with you to the appointment. 8.) Once you have submitted everything correctly to the manager, we will then begin the screening process which will include running a credit check, an eviction check, and so forth. We will contact you within 3 days to let you know if you are approved or not. (please note that we can usually have an answer for you within a day, however.) *Each applicant must have GOOD credit, NO evictions, Adequate Income and GOOD rental history to be considered for an apartment. Please be advised that we do Not participate in the Section 8 housing program*
Below is a checklist to help make MOVING IN to any NowForRent apartment quick and easy: 1.) Make an appointment with the manager to do the move in with you on your move in day.
2.) Make sure to bring the full, first month's rent with you to the appointment (please note that payment of the first month's rent MUST be in the form of a money order, cashiers check or bank check, only. We do NOT accept personal checks for the first month's rent. However, we will accept personal checks for future rent payments, it is simply the first month's rent that may not be paid via personal check.)
3.) Meet with the manager on your move in day and do the following:
* Pay the rent as stated in #2 above
* Read and sign all rental agreements, forms and so forth
* Receive all necessary keys to the apartment, laundry rooms and so forth
* Receive a parking permit for your car (if applicable) Or, for non-permit parking complexes, you will be shown your parking space.
* Do the walk-through of the unit with the manager and sign the move in form. (this form is documentation as to the condition of the apartment when you moved in)
* If you will be moving in to Casa Monterey Apartments, Calderon Apartments, Rich Avenue Apartments, Rolison Apartments or Lynwood Apartments, you will be issued a mailbox key by the manager when you meet for move in.
* If you will be moving in to Sunny Court Apartments or Almaden Park Apartments, you will need to go to the post office and get the mailbox key from them. This is because the United States Post Office owns and operates the mailboxes at both our Sunny Court and Almaden Park complexes. Below is the procedure for acquiring the mailbox key for Sunny Court Apartments and Almaden Park Apartments: Sunny Court Apartments: Go to the Post Office located at 70 South Jackson Avenue in San Jose so they may put in a new mailbox lock for you and supply you with the keys. Please bring your picture identification card with you along with your rental agreement. 4.) After you are finished with your appointment, there are still some other odds and ends to take care of which include:
* Contact the following utility companies to start service in your name:
PG&E (Pacific Gas & Electric Company) 1-800-743-5000 AT&T Order Center (Phone/Internet service) 1-800-310-2355 Comcast Cable (Phone/Internet/Cable) 1-800-COMCAST * Submit a Mover’s Change of Address Form with the post office to alert them of your new address so they can forward mail to you. You can pick up the Mover’s form at any post office or go to their website and print it out: Post Office Mover's Change of Address Form 1-800-275-8777 *To update your voter registration you can contact the County Registrar's Office, located at 1553 Berger Drive in San Jose. Below is a checklist to help make MOVING OUT of any NowForRent apartment community quick and easy:
1.) Give the manager your Thirty Day Notice to Move in writing. (please note that Notice must be in writing. Please include your name, address and the date you will vacate the unit. Please be sure to sign and date the Notice. Also, be advised that per the terms of the Month-to-Month Rental Agreement, tenant is required to give a full 30 days notice to vacate the unit and is responsible for rent for those 30 days.)
2.) Meet the manager on your move out day and do the walk-through of the unit with the manager and sign the move OUT form. (this form is documentation as to the condition of the apartment when you moved in and when you move out.)
3.) Return all keys to the manager.
4.) Give the manager your new address (Please
note that unless your rental agreement
indicates otherwise, you can expect to receive an itemized disposition of your
security deposit along with any security deposit monies owed to you mailed to your new
address within 21 days of vacating your apartment.)
5.) Call all applicable utility companies and turn off service from your name effective the date you move out. Here are the numbers to call with links to websites:
